What Does an ADU Cost to Build in Austin?

Published October 21, 2026

A detached backyard ADU in Austin costs about $100,000 to $400,000 to build. That range has three tiers: about $100,000 to $150,000, $150,001 to $250,000, and $250,001 to $400,000. Plan on about 12 weeks to 8 months from start to finish, with 4 to 8 weeks of that for permits. These are estimates. Your lot, your size and your finishes set the real number.

What does an ADU cost in Austin?

Most backyard ADUs in Austin land between $100,000 and $400,000 to build, in three price tiers. Where yours lands depends on size, finishes and site work.

TierEstimated cost
Budget$100,000 to $150,000
Midrange$150,001 to $250,000
Premium$250,001 to $400,000

On top of the build, you may pay City of Austin fees and utility charges. Those depend on your lot, and the sections below show what the city and the utilities publish.

How much does a 500, 600 or 800 sq ft ADU cost in Austin?

No size maps to one price for a 500, 600 or 800 sq ft ADU. Size sets how much slab, framing, roof and siding you buy. Your finishes and your site move the price too. A unit at the back of a sloped lot needs more site work than the same unit on a flat lot near the street.

So start with two numbers: the size you want and the size your lot allows. Your lot may set the limit before your budget does. That comes next.

Can I build an ADU on my Austin lot?

You can build an ADU in Austin if your lot is zoned SF-1, SF-2 or SF-3 and is at least 5,750 sq ft. The city permits a new ADU as New Construction, and each unit needs its own address before you apply.

Under the city's HOME rules, a lot like that can hold up to three units. The limit on size comes from coverage:

  • Buildings can cover up to 40% of your lot. Your house, your ADU and your garage or carport all count.
  • Hard surfaces can cover up to 45% of your lot. That adds drives, patios and walks to the buildings.

So if your house and garage already cover most of that 40%, you have less room for an ADU. Measure what you have now before you pick a size.

Small lots are different. A lot from 1,800 sq ft up to just under 5,750 sq ft can hold one home only. That means no ADU on a small lot.

Do I need parking for an ADU in Austin?

No. Austin dropped its minimum parking rules citywide on November 13, 2023. You do not have to build a parking space for your ADU. That keeps more of your lot, and more of your hard surface limit, for the unit itself.

Can I rent out my ADU as a short-term rental?

Only for up to 30 days a year. An ADU built after October 1, 2015 may not be rented short-term for more than that. If rental income is part of why you are building, run your numbers on tenants who stay longer, not on weekend guests.

How long does it take to get an ADU permit in Austin?

Plan on about 4 to 8 weeks for the permit stage. That is the full stretch from sending plans to getting the permit in hand.

The city lists 10 business days as its review time for New Construction. Read that as the time for one city review turn, not the whole wait. Your plans can come back with comments, and each fix goes back into the line. The city began cutting review times for some project types on July 1, 2026, and that 10 day figure may be from before the change. The city does not publish how long permits actually take from start to finish.

What do utility hookups add to the cost of an ADU?

Utility charges depend on your lot, so price them early. Two have published prices: the Austin Energy meter and wire, and Austin Water impact fees.

Austin Energy meter and service wire. When Austin Energy does not need to design new service for your lot, it charges a flat fee:

HookupCharge
Overhead wire$400
Underground wire, 200 amp$800
Underground wire, 320 amp$1,600
Meter only, you supply the wire$200

Those flat charges apply only when no Austin Energy design is needed. If Austin Energy has to design the service, it prices the job one by one, so get that answer before you set your budget.

Austin Water impact fees. These are charged by when your lot was platted:

Lot plattedFee
After October 1, 2023$7,700
October 1, 2018 to September 30, 2023$7,200
January 1, 2014 to September 30, 2018$7,600
October 1, 2007 to December 31, 2013$1,100 to $3,900, by zone
Before October 1, 2007$800 to $3,000, by zone

These fees apply to new connections. Whether an ADU on an existing lot triggers one is unconfirmed, so ask Austin Water about your lot before you count on paying it or skipping it.

What makes an ADU cost more?

Size, finishes and your site move the price, and the utility answer can too. Here is what each one does:

  • Size. More square feet means more of everything.
  • Finishes. Cabinets, counters, floors and fixtures in an ADU cost what they cost in a house.
  • Distance from the street. A unit at the back of the lot needs longer water, sewer and power runs. Longer underground runs mean more trenching.
  • Slope. A sloped lot can need more foundation work than a flat one.
  • Utility design. If Austin Energy needs a design, the flat charges above no longer apply.

The fastest way to find your price is to have someone walk your lot. Distance, slope and the power and water already on site are easy to see in person and hard to judge from a map.

What is the cheapest way to build an ADU in Austin?

The published range starts at about $100,000. Keeping the job simple keeps the price lower: a smaller unit, plain finishes, a flat spot close to the street and short runs to the power and water already on your lot. If Austin Energy can serve the unit without a design, the flat hookup charges above apply instead of a custom quote.

Do these rules apply outside the City of Austin?

No. Everything above is City of Austin. If your lot is in Dripping Springs, Bee Cave, Lakeway or unincorporated Travis or Hays County, a different office sets the rules. Your address decides which office that is, not your ZIP code. Check your lot on the county's jurisdiction map before you plan.

What else can I build instead of a detached ADU?

If you have a garage, you may be able to turn it into living space instead. Read about garage conversions to compare. For design ideas on a new backyard unit, see ADU construction.
